Craig Fernsler, CCIM

Craig Fernsler, CCIM, is the owner and founder of Ocean1031, which focuses on transitioning high-maintenance investment properties to passive, income-producing properties through Delaware Statutory Trusts (DST).

With over 35 years of experience owning and managing residential/commercial and investment properties, Craig’s goal is to educate his clients on the rewards and risks of 1031 Exchanges. As a licensed securities professional and a commercial real estate broker practicing nationwide, Craig specializes in 1031 Exchanges, Cost Segregation, Installment Sales, Delaware Statutory Trusts (DST), Deferred Sales Trusts, and Net Leased Retail Properties (NNN.)

Craig holds a Certified Commercial Investment Member^® (CCIM) designation and is licensed to offer Delaware Statutory Trusts (DSTs) for 1031 Exchanges. The CCIM designation is held in high regard and requires the completion of a rigorous curriculum focused on financial, market, user decision, and investment analyses.

He was the Vice President of the Mid-Atlantic Region for CCIM International (2015) and served on the International Board of Directors. Additionally, Craig served on the National Association of Realtors Public Policy Committee (2016–2020) and was the President of the PA/NJ/DE CCIM Chapter (2012.) Currently, Craig is on the CCIM National Government Affairs Committee and the Pennsylvania Association of Realtors Board of Directors.

Since 1989, Craig has bought and sold more than $20 million in personal investment properties, from single-family homes to apartment buildings, retail centers, and vacation homes. In 2000, he began acquiring and developing land in several counties and two states. Craig’s keen understanding of real estate is based on 35+ years of personal real estate investments and managing properties as a landlord.

When Craig is not assisting his clients with a 1031 Exchange, communicating with real estate sponsors, or managing one of his personal properties, he’s active in his community. He enjoys time with his wife, two adult sons, and beloved Golden Doodle.

Craig supports the One House At a Time organization (“Beds for Kids”), is involved with the Boy Scouts of America, Boys and Girls Club of Philadelphia, and the Animal Coalition of Delaware County, and is a 38+ year member and trustee of Masonic Lodge. He is also an active church member, a certified scuba diver, and an avid golfer.
